กู้แบงก์ ซื้อบ้าน เขาทำอย่างไร ให้ได้สูง
ก่อนอื่นจะต้อง พูดถึง การกู้แบง ซื้อบ้าน หรือ ที่เรียกให้ถูก คือ การการจำนองบ้านกับ ธนาคาร หรือ การจำนอง บ้านที่เราซื้อกับ ธนาคาร
ยืมเงินแบงก์มาซื้อบ้าน โดยมีบ้าน(ที่เราซื้อ)เป็นหลักทรัพย์ค้ำประกัน อะไรก็แล้วแต่ การกู้แบงก์ ซื้อบ้าน นับเป็น ธุรกรรม ที่เกี่ยวข้องกับ
เศรษฐกิจ และ สังคมมาก
1 คุณสมบัติผู้กู้ และ หลักฐาน
ใครกู้ได้บ้าง ถามง่ายๆ ก็คือ ผู้มีเครดิต ในสายตาผู้ให้กู้ คือ แบ้งก์ อันนี้รู้สึกจะตรงไป หน่อย ขยายความ นิดหนึ่ง คือ บุคคลทั่วไป
(ในที่นี้จะไม่เน้นเรื่อง นิติบุคคล หรือ บริษัทนะครับ-เอาไว้ก่อนไม่งั้นเดี๋ยวยาว) ก็ คือ ผู้มีรายได้อย่างสม่ำเสมอ เช่น ข้าราชการ
พนักงาน รัฐวิสาหกิจ นักธุรกิจ ผู้ประกอบอาชีพ มีสัมมาอาชีวะ ทั้งหลายแหละ ครับ แต่ทั้งนี้ทั้งนั้น จะต้องมีหลักฐาน
อันเป็นที่ประจักษ์ต่อผู้ ให้กู้ ว่ามีรายได้สมำาเสมอ มั่นคง สามารถใช้หนี้ คืนได้ ตามระยะเวลากู้ ไม่มีอันเป็นไปเสียก่อน
(อันนี้ไม่ได้แช่งนะ) แน่นอนต้องมีอายยุ 20 ปี ขึ้นไป ซึ่งบรรลุนิติภาวะ สามารถทำนิติกรรมได้ด้วยตนเอง
(ในที่นี้อาจจะพอแปลได้ว่า เป็นหนี้แล้วเป็นกรรม) ส่วน อายุสูงสุด ไม่ได้ระบุชัดแจ้ง โดย ธนาคาร แต่ก็เป็นที่ทราบกันว่า
อายุมาก การพิจาณรณายอด เงื่อนเวลาในการชำระคืน ก็จะน้อยตาม ไปด้วย
2.หลักฐานส่วนตัวท่าน เช่น บัตร ประจำตัวประชาชน สำเนาทะเบียนบ้าน และ อื่นๆ เช่น ใบเปลี่ยนชื่อ เปลี่ยน นามสกุล
และในกรณีสมรส ถือเป็น กรณี ที่ ณ ปัจจุบัน ธนาคาร ชอบที่จะให้คู่สมรสของท่าน ให้เป็นผู้กู้ร่วม เมื่อก่อนแค่เซ็นยินยอมก็พอ แต่ในปัจจุบัน
คู่สมรส แบงก์ ก็จะตีความ เอาถึง คู่สมรส แม้จะยังไม่จดทะเบียน(ขอเพียงรู้ แบ้งจะตามไปให้กู้-ร่วม)
และหลักฐาน สำมะคัญ อีกอย่าง อันแสดงถึงว่า ท่านเป็น จะต้องมีหลักฐาน อันเป็นที่ประจักษ์ต่อผู้ ให้กู้ ว่าามีรายได้สมำเสมอ มั่นคง คือ
Bank Statement หรือ บัญชี ธนาคาร มีเท่าไหร่ ก็ขนออกมาโชว์ แล้วกัน ใบรับรอง เงินเดือน อันนี้สำมะคัญ รองลงมา
หลายท่าน ทีบริษัทออกใบรับรองมา เงินเดือน 50,000 แต่ Bank statement เข้าออก เดือนละ 8,000 ยังงี้ ก็สอบตก
เพราะไม่สอดคล้องต้องกัน ก็เพราะ พวกพี่ ของน้องๆใน บริษัท ไปอ้อน ผู้จัดการ ฝ่ายบุคคล ให้เขียน ตัวเลขกัน เยอะๆ
หลังๆ แบงก์ท่านก็เลยกลัวๆกัน หลักฐานอื่นๆ เช่น ใบเปลี่ยนชื่อ ใบทะเบียนสมรส ใบหย่า
-หลักฐานเกี่ยวกับ การกู้ เช่น สำเนาสํญญา จะซื้อจะขาย สำเนาโฉนด แผนที่ทรัพย์สิน เตรียมไปด้วยเลย
เมื่อเอกสารต่างๆครบแล้ว ประเด็น คือ ว่า แล้ว แบ้งก์จะพิจารณาอย่างไร ให้กู้ได้เท่าไหร่
3.เมื่อแบงก์ พิจาณา แล้ว ว่า ท่าน มีสัมมาอาชีวดี รายได้ สม่ำเสมอ ไม่มีติด Black List โดยทั่วไป ที่สำนักงานฝ่ายสินเชื่อ
ประจำแต่ละสาขา จะแจ้งแก่ท่านโดย ประมาณว่าท่าน สามารถกู้ได้หรือไม่(เพราะถ้าไม่ได้ หรือ ไม่ใกล้เคียง แบ้งก์ ท่านก็จะไม่รับ
เนื่องว่านอกจากจะเสียเวลาท่าน แล้ว แบ้งก์ท่านก็กลัวลูกค้าด่าเอาในภายหลังถ้ากู้ไม่ได้ เนื่องจากลูกค้าผู้กู้จะต้องเสีย
ค่าใช้จ่าย เช่น ค่าประเมินหลักทรัพย์ เป็นต้น) กรอกแบบฟอร์มเสร็จ บางแบงก์ ก็ให้ท่านชำระ ค่าประเมิน เลย 2000-3000
แล้วแต่ แบงก์ และ บริษัทประเมิน(ส่วนใหญ่จะเป็นบริษัทประเมินทั่วไป แต่บางแบ้งก์ก็ใช้ พนักงานแบ้งก์เอง)
ก็จะนัด เพื่อดูสถานที่ ภายใน อาจะ 2-3 วัน หรือ ไม่เกิน 1 อาทิตย์
ถามว่า แบ้งก์จะพิจารณาจากอะไรว่าจะให้ยอดเท่าไร แบ้งก์ ท่านจะพิจารณาจาก 2 ปัจจัยหลัก คือ
3.1 พิจารณาจาก เครดิตของท่านเอง เช่น เอาหลักว่า พนักงานเอกชนบริษัทธรรมดา
หนึ่งคนเป็นเกณฑ์ เช่น เงินเดือน 30,000 บาท ก็จะกู้ได้ 30 เท่าของรายได้ ก็จะกู้ได้ 900,000 บาท สูงหรือตำกว่านี้ ก็ดูว่า
ข้อมูลอื่นๆประกอบ เช่น มีหนี้อื่นๆ easybuy,อีอ้น Eoan ก็จะลดนยอกยอดลง ท่านไม่มีหนี้สิน เดิน statement สวย ยอดกู้ส่วนนี้ก็จะเพิ่มขึ้น
ตัวทรัพย์สิน โดยทั่วไป ก็จะเป็นตัวสำคัญตัวหลักอีกตัวหนึ่ง เกณฑ์มาตรฐาน ของแบงก์ คือ บ้านเดี่ยว ทาวน์เฮ้าส์ ให้ 80%
ของราคาประเมิน คอนโด อาคารพานิชย 70%-ของราคาประเมินนี้แหละ สำคัญ
3.2 ราคาประเมินหลักทรัพย์ เมื่อ ทราบว่าตัวผู้กู้ สามารถกู้ได้ ตามหลักการ แบงก์ก็จะต้องดู มูล ค่า ของหลักทรัพย์อีกครั้ง
เช่น นาย ก.มีรายได้ 30,000 บาท แบ้งก์ตรวจสอบ เครดิต แล้ว สามารถกู้ ได้ สูงสุด 1,000,000 บาท บริษัทประเมินของแบงก์
พิจาณาแล้วว่า หลักทรัพย์ที่ตองการซื้อ ประเมินได้ 1,000,000.-(ซื้อขายกันเท่าไรแบ้งก์จะไม่ดูเป็นหลัก) สมมติว่าหลักทรัพย์
นั้น เป็น ทาวน์เฮ้าส์ ใน อัตราของแบงก์ก็จะก็ได้ ประมาณ 80% เช่นนี้ โดยทั่วไป แบ้งก์ก็จะปล่อยให้กู้ ประมาณ 800,000 บาท
ไม่ใช่ 1,000,000 บาท ตาม เครดิตผู้กู้ Ok นะครับหวังว่าคงไม่งง
ถามกันมาอีกว่า การพิจารณา อนุมัตั ให้ยอดของแบ้งก์ ว่า อาชีพอะไร ที่แบงก์ชอบมากที่สุด แล้ว อาชีพธุรกิจส่วนตัว ทำมาค้าขาย
แบ้งก์ไม่ค่อยอนุมัติจริงหรือ? ตอบทีละข้อ แบงก์ชอบอาชีพที่มีรายได้มั่นคง เช่น ข้าราชการ พนักงาน รัฐวิสาหกิจ บริษัทใหญ่ๆมีชื่อเสียงดี
ก็จะได้รับการพิจารณา ยอด สูง ตั้งแต่ 80-100% -ของราคา ประเมิน เผลอๆ 110% อันนี้จริง ในกรณีกู้ต่อเติมแล้ว อาชีพค้าขาย
เรียกให้โก้ หน่อยๆ คือ ธุรกิจส่วนตัว เผลอเรียกเจ้าของ บริษัท ได้(ในกรณีจดทะเบียนบริษัท) เป็น กรรมการผู้จัดการ เท่ขนาดนี้
แบงก์ยังไม่ชอบอีกหรือ ตอบตรงๆก็คือ จริงครับ แต่ไม่เสมอไปทั้งหมด บางราย มีรายรับเดือนหนึ่งหลายแสน แต่แบ้งก์ก็ไม่อนุมัติ
ในการซื้อบ้านหลังเล็กๆ อันนี้ เคยเจอมาแล้ว เป็นเพราะว่า ท่านไม่เตรียมตัวให้พร้อมก่อนเข้าไป เข้ากู้ เช่น ไม่เอาเงินเข้าแบงก์โดยสมำเสมอ
ทั้งที่ความจริง มีรายได้ดี หรือเข้ามาในระยะเวลาสั้น 1-2 เดดือน ดูไม่ดี หรือขาดการแสดงหลักฐานข้อมูล ที่สำคัญ เช่น รูปถ่ายของกิจการ
ใบเสร็จรับเงิน ใบรับงาน ใบส่งของ รายชื่อลูกค้าอ้างอิง เอสาร ประกอบเหล่านี้ เป็นสิ่งสำคัญ นอกเหนือจาก BAnk Statement ที่ว่ามาแล้ว
4.ก่อนและหลังก่อนโอน จำนอง เอาละครับ สมมติ บริษัทประเมินทำการ ตรวจสอบ บ้าน หรือ หลักทรัพย์นั้น เสร็จ แล้ว จะต้องทำอย่างไรต่อ
คำตอบ คือ รอ ครับ โดย ประมาณ ก็หนึ่ง เดือน หลังจากนี้ เร็ว ช้ากว่านี้ ก็ขึ้นอยู่ แต่ละแบ้งก์ และ จำนวนผู้กู้ในช่วงนั้นๆ หลังจากนั้น
เมื่อผล อนุมัติ แบ้งก์ ก็จะแจ้งผลให้ทราบพร้อมกับให้ท่านไปทำนิติกรรมก่อนที่จะนัด โอนกรรมสิทธ์ ที่กรมที่ดิน ก็เป็นอัน เสร็จสมบูรณ์
ส่วนการกู้ที่จะได้วงเงินสูงนั้น
มีหลักง่ายๆ อยู่ 2 ประการ คือ
ตัวท่านเอง ต้องมี เครดิตดี ก็ได้เต็ม ตามกำลังท่าน และ หลักทรัพย์ที่จะใช้ค้ำประกันการกู้ ท่าน ต้องมีราคาสูง
เต็มตามที่ควรจะเป็นเราจะมาว่าทั้งสองประเด็นนี้ กันให้ละเอียดกันเลย
1.เครดิตของท่านเอง ถ้าท่านไม่แน่ใจเรื่องตัวเครดิต ของท่านเอง ว่า ติดยอดหนี้ ติดยอดค้างอะไร
ก็ควรจะไปเช็คเสียก่อน (อ่าน How to เรื่อง ที่ 1 เขียนไว้แล้ว-ไม่อยากอธิบายซ้ำ )เพราะว่า ข้อมูล จาก NCB
(เรียกให้มันเท่ เข้าไว้) จริงก็คือ สำนักงานเครดิตแห่งชาติ National Credit Bureau หลายท่านอาจจะยังไม่คุ้นเคย แต่จำไว้เถอะ
ต่อๆไป มันจะมีผลต่อชีวิตท่าน มากขึ้นเรื่อยๆ ธนาคาร ทุกธนาคาร รวมถึง สำนักการเงิน สถาบันการเงิน อื่นๆ จะใช้ ข้อมูล
จาก NCB เป็นด่านตรวจสอบด่านแรกเลย ถ้าท่านไม่แน่ใจ ว่าท่านมียอด ค้าง มีหนี้สิน แค่ไหน ขอแนะนำ ให้ท่านไปเช็คซะ
มีเรื่องตลกที่ขำไม่ออก(ตลกเลวร้าย-) มีหลายท่านที่มีปัญหา ไม่สามารถกู้แบ้งก์ได้ ทั้งที่มีรายได้ดีมาก statement สม่ำเสมอ
แต่แบ้งก์ไม่อนุมัติ สอบถามแบ้งก์ก็ไม่สามารถตอบให้กระจ่างได้ (เนื่องจาก ไม่มั่นใจเรื่องการเปิดเผย ข้อมูลของลูกค้า)
นึกยังไงก็นึกไม่ออก ว่าตัวเองไปเป็นหนี้เสียที่ไหน สุดท้าย ไปเช็คที่ NCB ก็พบว่า มี่ยอดค้างเป็นเศษบาท เศษสตางค์
กับบัตร เครดิต ใหญ่ แห่งหนึ่ง ที่ปิดบัญชีไปแล้ว แต่ผิดพลาดทางเทคนิค กว่าจะเคลียร์กันได้ ก็ใช้เวลาหลายเดือนต่อมา
เนื่องจาก NCB อ้างว่าไม่สามารถแก้ไขได้เอง ต้องประสานกับเจ้าของ ข้อมูล อีกหลายรอบ รอรอบบัญชี รอส่งข้อมูล......
รอ...ไงละ ฟังแล้วจะ เครียด หรือจะขำดี
1.วิธีที่จะทำให้เครดิต ท่านดี
1 .1 เมื่อเช็คกับ NCD เรียบร้อยแล้ว ท่านก็จะทราบเลยว่า ท่านมีหนี้ในสายตา แบ้งก์อย่างไร บ้าง
เมื่อผลอออกมา หลายท่านจะเห็นได้ว่า หนี้ หลายอย่างๆ ไมได้ โชว์ ทั้งหมด เช่น หนี้ รถยนต์ จากไฟแนท์ บางแห่ง เงินกู้
เงินผ่อน บางตัว รวมถึง หนี้ อาบัง นอกระบบทั้งหลาย(เพราะไม่ได้เป็นสมาชิก NCB- หรือ บางทีข้อมูลยังไม่ update)
โชคดีไป สำหรับที่ไม่โชว์เลย ก็ถือว่า ท่านยังเป็นผู้มีเครดิต ดีมากในสายตา แบ้งก์ แล้ว ส่วนท่านที่ มีหนี้ ยุบยิบ ยิบย่อย
ทั้งหลายทำอย่างไร แนะนำ คือ ถ้าเป็นยอดที่ใกล้จะหมด แล้ว และหนี้ไม่มากมายนัก ก็ควรจะปิดบัญชี เคลียร์หนี้ให้หมดไปเลย
เพื่อให้ยอดสวย เมื่อท่านปิดแล้ว ประมาณ 3 เดิอน (เป็นอย่างน้อย) ยอดที่ปิดบัญชี ถึงจะหายไป(ตามระบบ ของ NCB)
ท่านควรจะไปเช็ค ที่ NCB อีกครั้งหนึ่ง เพื่อความชัวร์ นี่เป็นอีกวิธีหนึ่งที่จะทำให้ยอดกู้ท่านสูงขึ้นได้
1.2.BanK Statement
เป็นหลักฐานสำคัญอีกอย่างหนึ่ง ที่ แบ้งก์ใช้พิจารณา คือ ต้องให้บัญชีเดินสม่ำเสมอ อย่างน้อยที่สุด 6 เดือนฝากมากกว่าถอน
มียอดเงินออมให้มากเข้าไว้ (เทคนิค อีกอย่างหนึ่งก็คือ บางท่าน ยืมเงินแม่ มาเข้าบัญชีไว้เยอะๆ ให้ช่วงก่อนกู้ พอกู้เสร็จ
แล้วก็ค่อยโยกบัญชีกับไป) แบ้งก์ท่านไม่สน หรอกครับว่า คุณไปยือเงินใครเขามา แต่ถ้าคุณมีความสามารถไปกู้ยืมเขาได
้ก็แสดงว่า เครดิต คุณใช้ได้
3.หลักฐานการประกอบการกู้ อื่นๆ
โดยเฉพาะผู้ทำธุรกิจ ส่วนตัว นอกจาก Statement บัญชี ออมทรัพย์ ในส่วนที่เกี่ยวข้องกับกิจการ
อื่นๆ ท่านก็ก็ควรเตรียมตัว ให้กระจ่าง ไม่ต้องให้แบ้งก์ ต้องถาม เพื่อให้แบ้งก์มั่นใจ ช่น ใบจดทะเบียน บริษัท
หลักฐานการเสียภาษี บัษชีกระแสรายวัน รูปถ่ายของกิจการ บัญชีรายชื่อลูกค้า ผู้อ้างอิง ใบส่งของ รวมถึง
หลักทรัพย์ อื่นๆ รถยนต์ บ้าน ที่ดิน เพื่อที่จะให้แบ้งก์ ท่านมั่นใจ ในเครดิต ของท่านเอง
คะแนนตรงนี้มีเพิ่มแน่นอน อย่าละเลยไป
ส่วนถ้าหาก ว่า เมื่อท่านกู้คนเดียว แสดงหลักฐานความสามารถเต็มที่ แล้ว ยอดกู้ยังได้ไม่ดีพอ
กับที่ต้องการ กำลังภายในหมด ก็ต้องใช้กำลังภายนอก คือ หาผู้กู้ร่วม มาเพิ่ม ก็ต้องใช้หลักการ
เช็คเครดิตเบื้องต้น แบบเดียวกัน โดยทั่วไป แบ้งก์จะเน้น เฉพาะที่เป็นญาติสนิทเป็นหลัก
2 ทำอย่างไร ให้หลักทรัพย์ที่ซื้อให้ได้สูง
นอกจากการทำให้เครดิตท่านดีแล้ว หลักทรัพย์ที่จะซื้อ หรือ ใช้ค้ำประกันการกู้กับแบ้งก์ ก็เป็นหัวใจสำคัญอีกตัวหนึ่ง เช่น
ท่านอาจจะก็ได้ ถึง 3 ล้าน และถ้าท่านซือบ้าน ราคา 3 ล้าน หลักทรพย์ ประเมินได้ 3 ล้าน ท่านก็จะกู้ได้ 80% เต็มตามสิทธ
แต่ถ้า ตัวหลักทรัพย์ ประเมินได้ ต่ำกว่า กว่า 3 ล้าน เช่น ประเมินได้แค่ 2.8 ล้าน ท่านก็อาจจะกู้ได้ แค่ 2.4 ล้าน เป็นต้น
ท่านก็จะกู้ไตำ ไปด้วย
ท่านจะเลือกซื้อทรัย์สินอย่างไร ถึงจะประเมินได้สูง
2.1 เปรียบเทียบกับราคาทั่วไป ควรไม่สูงกว่าราคาตลาด ถ้าต่ำกว่าราคาทั่วไปได้ก็จะดีมาก แนานอน ว่าหลักทรพย์
บ้านที่ดิน ที่ท่านซื้อได้ต่ำกว่า ราคาทั่วไป ย่อมทำให้ท่านทำการประเมินราคาได้สูง 2.2 ถ้าเป็นบ้านมือสอง ควรจะต้องปรับปรุง
ให้สภาพดี เสียก่อน (ตกลงกับผู้ขาย ในตอนทำสัญญาจะซื้อจะขาย ควรขอเข้าไปปรับปรุงให้มีสภาพดี ก่อนยื่นกู้ ประเมิน)
เพราะถ้าหลักทรัพย์ที่สภาพไม่ดี ราคาก็จะต่ำกว่าปกติ
2.3 หาข้อมูลอ้างอิงราคา ข้อมูลเหล่านี้ ท่านสามารถอ้างอิง ให้ข้อมูลแก่ บริษัท ประเมิน ได้ รวมทั้ง การอุทธรณ์กับ แบ้งก์ในกรณี ที่
บริษัทประเมิน ประเมินต่ำเกินจริง(ประเภทปลอดภัยไว้ก่อน คนอิ่นเดิอดร้อนชั่งมัน)
